The annual Southwest Veterinary Symposium Design Conference is for Veterinarians and Practice Managers planning to design, remodel or build a small animal or mixed practice veterinary hospital. This presentation will focus on understanding the critical tasks you must manage as an Owner/Developer to achieve successful project results. The criteria for identifying and assembling your team, as well as defining the size, budget and schedule for your project will be discussed.
Guidelines will be presented for developing a business plan to map goals achievement, a financial plan to determine/confirm revenues and assess tolerable debt and a construction plan for successfully designing, engineering, financing and building your facility.
Major pitfalls, when to expect them and how to overcome them will also be discussed.

It is hard to overemphasize the importance of selecting the best location for the construction of a new animal hospital. The most accomplished veterinarian practicing in a new state-of-the-art facility will risk insecure times or even professional and financial failure in the wrong location.
While important, site selection and design isn’t a mysterious science. Common sense decisions combined with pertinent information will lead to the selection of a great building site. After careful site selection and purchase the site must be designed for utilization. The exterior design of your building, sign, drives, parking lot and landscaped areas must not be left to chance. The careful design of these features results in the all-important image projected by your hospital or boarding facility. Using slides of completed projects, this presentation will discuss the dos and don'ts of site and landscape design.

Animal hospital construction is unique in that some of the potential errors are not seen, but heard, smelled and felt. Noise and odors are two of the biggest concerns when designing an animal hospital. They are the two first impressions for clients and must be addressed when considering the Mechanical, Electrical and Plumbing Systems. Temperature control is also critical in dealing with different zones of the clinic. The engineers involved with your project should be aware of these design issues to achieve the most efficient and comfortable system for your building.

Whether dealing with issues of moisture, clinical procedures or animal housing, special design considerations need to be addressed to ensure the efficiency of your practice and longevity of your building. Nothing influences a client like their first impression. The reception, waiting and exam rooms are the first, and often the only areas in your facility, that clients will see. These three areas will influence their perception of your facility—and your practice. These are also the areas where the majority of clinic revenue is generated. Can we overstress the importance of these rooms? In this presentation, the layout and organization of these spaces, both individually and collectively will be discussed. They must function independently and together in order to be effective. From there we will illustrate successful execution of these concepts with actual installations. This session will also demonstrate how layout, colors, light fixtures, size, accessories and finishes all contribute to success.

Not all veterinarians have the need or ability to build a brand new animal facility. Renovating or adding on to your existing building can be a viable option if careful thought is given to the overall floor plan of the hospital. While new construction does not typically interrupt your practice, careful consideration must be given to renovations and additions to keep your doors open during construction. If a renovation is not in your immediate future, a few simple cosmetic remodeling projects can go a long way. Participants will learn the keys to a successful project and the options to stay in business during construction.

This session will address how these three current drivers are influencing veterinary facility design. It is easy to make the mistake of overplaying our response on any one to the detriment of the overall building and practice. Can a practice do more with less? Can a smaller than projected facility generate the revenues and execute the work necessary? Is sustainable (green) design affordable? Does it really contribute to a better environment? How can we give both clients and staff all they have come to expect? All of these issues will be addressed and discussed. We may not find all the answers, but you will be better informed to do what is right for your practice and situation.

The selection of materials and finishes is a balancing act and one of the most important aspects of the design of animal medical facilities. You are balancing a material's color and appearance against installed cost, life–cycle cost and durability. Mistakes made in finish material selection can result in a hospital that is unattractive and difficult to maintain.
During this presentation the dos, don’ts and pitfalls of finish material and color selection for animal care facilities will be discussed. The use of renewable, environmentally friendly, “green” materials in hospital design will also be highlighted.
